allAgents ups the ante on portals as it re-emphasises ambition to rival OnTheMarket

Agency reviews website allAgents is upping the ante against the property portals.

It has dropped the thumbs ups and down from its logo as it switches more emphasis on to listings, an activity which it plans to expand.

The website has launched a new logo that replaces the green thumbs up and red thumbs down with a simple green star. The new logo does however say very clearly that allAgents is “The UK’s largest estate & letting agents review site”.

The aim is for all agents to use the logo on their website in a consistent way.

allAgents relaunched its property portal in May and said it aims to make it the third most popular site in UK within 12 months, overtaking OnTheMarket.

Agents can link their allAgents review profile to properties they are selling or letting, but have to be on the website’s paid-for silver or gold packages to list.

The site will also only accept listings from agents with three-star reviews and above.

EYE queried how much a gold and silver package costs, but a spokesman was unable to provide figures, stating: “The prices of both packages are flexible, depending on the size of the business.”

Martin McKenzie, of allAgents, said: “We’ve come a long way in seven years, but we’ve only just begun – allAgents’ new brand design reflects both our extended capabilities and our ambition to be a serious rival to the likes of OnTheMarket.

“In line with our future growth and marketing campaigns, we wanted to standardise our brand and corporate image across all platforms, so that it is more readily recognised.

“This is an exciting change for us and marks a strategic pivot in our future direction, as not only a review website but one of the largest property portals in the UK.”

Agents using the logo will have to replace the old one by December 16, according to allAgents’ brand guidelines.

    I am absolutely mystified why all Agents and Martin McKenzie are still in business.

    Here’s my review of all Agents. It’s hard to envisage a more low rent rag tag company stuck onto the sole of our industry.

    So that’ll be a thumbs down from me, whatever your new logo/relaunch is.

      Mystified?? They are one of the most successful proptch firms out there with a national brand.
      IMO they still have a long way to go in order to get consumer recognition but there are very little agents out there that havent heard about them.

          Honestly….. re their website rating display format as Premier, 1st Division, 2nd Division etc….. I’m a Glaswegian and clearly this is where the football focus rating must have come from? Not exactly shooting? high in terms of the way the public may consider/view the League Table Listing?

          Hehehehehe! Fake reviews, irrelevant and pointless. You may say you will struggle to find an Agent who hasnt heard of them, but more importantly is it not the Customer/Client/Tenant/Vendor that needs to know who and where and indeed the purpose of allAgents? Get a grip!

    To me  this doesn’t make business sense, going up  against the current number 3 portal that already has hearts and mind support from over half of the industry means that at best Allagents will equal what OTM has achieved.  A more considered approach would to  work with OTM not openly against them.  The comments section here today will tell  Mr McKenzie what a representative cross section of the industry think of his idea. I’m not sure  it will offer a great deal of support or comfort but I could be wrong.

     

    GPL will be a  good gauge of this idea. He’s a critic of OTM but as a Gold member it will be interesting to hear how he views an attempt to kill off his investment altogether.

      The OTM Investment my company has Robert is effectively dead money/written off, we loaned OTM the money (along with many, many others) on the principle of – could we afford to lose the money. The most valuable “Investment” for us was how OTM could reinvigorate the online identity of High Street Estate Agency in the face of Rightmove.

      The Winners of OTM to date are the current V2 Free Members and of course those Ivory Tower Club Members who have rewarded themselves with 5 Star Share Reward Incentives – the jury remains firmly out on whether V2 will amount to anything.

      Rightmove might one day see that they have sucked the Estate Agency Industry for all that is feasibly possible and perhaps Reward their longstanding members, single/small branch members etc with substantial discounts reflecting the income which they (RM) have already banked from these members? However, they seem incapable of that, they have no heart for Our Industry and OTM are seemingly just another portal intent on most handsomely rewarding its Glitterati.

      Time to get on with my Day Job now. The incentive I have is to deliver the best result for my clients, I don’t need a 20 Zillion Pound Share Incentive to do that….. more fool me perhaps!

    I’m going to take a different stance which goes against my usual comments regarding portals a review sites.

    Well done Allagents. As an industry we could not chose to support a single portal and take control be it the NAEA offering or version 1 OTM

    So by proxy we all (99%) of the market support RM by default. Everyone else is playing catch up and all want our money. We are at risk of turning the duelopoly into a triopoly.

    With other portals coming into the market it waters down how important Zoopla or OTM are so no need to be on them.

    If we are stuck with RM (regrettably) I would rather just pay for them and not a second or third!

       Forgive me if I suggest  very soon you will be able to choose a single most beneficial, to your agency, portal on the basis of; sentiment or cost, traffic, lead or instruction generation  and  then do away with  the others if you want or need to [because of cost]
      As of last Friday when I saw my sortal’ live for the first time the portals have suddenly lost their advantage and with it their hold over agents and an unchallenged right to excessive subscriptions.

        Yes that really does sound impressive but people really do have to be careful about companies offering positions in search engines, guaranteed traffic, lead and instruction generation.

         

        Presumably this one will be different with a ‘no sale no fee’ payment structure.

          You have absolutely no idea what you are talking about; you have never seen the product, do not know what it does or what we are offering, so to suggest anything or make any comment on a service of which you are totally ignorant in itself says more than enough about you.

          The CEO of a PLC who has seen the product in detail and has seen the  results it has had on two of his offices describes what I have built [in a direct referral to another CEO of another PLC] as; “incredible kit, the best he has ever seen” I  suspect Smile Please will pay more attention to a comment like that than any warning you can offer with zero knowledge, experience or understanding of a product you’ve never seen.

            To be honest Robert, from our discussions your product is linked to inflation (or lack of it) which means no 10% per annum price hikes like some portals.

            To me that shows fairness off the bat.

              It is linked to #local house price increase or decrease.  If prices drop and that’s likely in some areas so will my subscription.
              To give example since 2007 Rightmove subs have risen from  about £230 to £987 per banch per month, 4.3 x increase
              Starting at £100. with the 07 HPC factored in we would now be £130 per branch per month. 1.3x increase

              If agents hurt so will we, if agents party so will we!

                Doesn’t look like you’ll hurt as much as somebody who pays your fee and gets nothing for it in terms of sales. You’ll receive your fee whatever right? Wouldn’t your motivation be to sign up as many customers as you can rather than deliver results?

    Good luck allAgents, they logo looks much smarter and is something i would consider now placing on pur website.

    I always love reading the AA critics, its a shame they dont print their ratings or ranking from the site. My money would be on them being the 1 star guys that consistantly offer a poor customer experience….

    We received a negative review and based on the information provided it seemed false. We tried to contact All Agents to query it and it took weeks to get a reply and when we finally did they could not give answers to the simple questions we were asking with regards to verifying the review.

    I couldn’t find anywhere on their site to review them.

      Sometimes negative reviews are good.

      When you buy a product from Amazon or Ebay do you read through the hundreds of positive reviews or do you look at the one or two negative reviews?

      The way you respond to a negative reviews, in some case do much more for you than the positive ones.

      If you can highlight it is a false review, and why without sounding ‘punchy’ i would say the public would trust you more than an extra 5 or 10 positive reviews.

    For me Robert, all Agents is a non-story.

    I’m well documented on here re my views of the main portals …..most recently pro/against OTM.

    In my view… the only game in town remains Rightmove, Zoopla & OTM, anyone else trying to allegedly “rival” these 3 are merely seeking to boost whatever business agenda they have by linking with a real “brand”.

    What Our Industry needs is a real Estate Agents Portal in order to effectively promote Our Industry. OTM V1 appeared to be an attempt to do that, OTM V2, in my view, is less about Our Industry and more about making millionaires of those closeted in the OTM Ivory Tower.

    As a “waiting OTM Leaver” I remain struck by the consistent lack of any effective/high profile OTM Promotion of Our Industry. I get the branches/numbers game however the UK Property Industry needs effective promotion. If one needed evidence of that then turn to our clients/the public who consider Rightmove to be the “face” of Our Industry whilst PB (and I have no regard for them whatsoever!) have effectively promoted their brand to the public, yes they are NOT Estate Agents, they like many other “Onliners” seem incapable of making a meaningful profit, however they have effectively promoted their brand.

    OTM has a brand so only they know why they fail to promote Our Industry alongside their brand/member drive. In my view, OTM’s motivating factor is inward reward, yet another “take the money and run” operation.

    If one cut me open you would find me like a stick of rock with the letters printed as follows… P R O  I N D U S T R Y

    Sadly I see the many of the ringside companies continuing to feed off Our Industry, so my advice to the Independent Agents? drive you own business locally, those that claim to be there to serve you are simply “feeders” with their own agenda. If Estate Agency died they would quickly discard the carcass and move on. There are companies that can assist Our Industry

    Thankfully there are many good Estate Agencies run by people who believe in Our Industry and continue to strive to deliver a real estate agency service whilst achieving a fair profit/reward for their effort.

    Next time Robert? …..best not to prompt my view perhaps.

    The years worth of antipathy built up by a majority of the industry against them is going to see this version of AA fail just as the previous incarnations have. Too much bad blood. They’d be better off cutting their losses, canning AA and starting over. Got to be a complete Pollick to think that a site stuffed full of adverse reviews by feckless retards is going to be an attractive place for agents to spend their hard earned marketing budgets.

    This cant possibly work. There is so much negativity from most agents against All Agents for two simple reasons;

    1. First and most crucial…. They do not verify  reviews are from genuine clients and so the site has been a playground for disgruntled ex employees and rival agents to post totally false reviews and create a massive shi*t storm that can be hugely damaging for the attacked agent.(If you haven’t suffered such an attack, trust me it’s incredibly frustrating).

    I’ve seen people referring to the fact a negative review well handled can go in your favour – this is very true, but it misses the point. The issue isn’t how to deal with a negative review – it’s whether the review is genuine or not in the first place. Thais the bit that incenses business owners.

    2. When you try to rectify such issues they are slow and amateurish in response (and that’s polite), with the default line when you do get a response being “sign up and we’ll work with you to counter the negative reviews”. Its borderline blackmail. The front of a company to market itself as a purveyor of quality agents when its own set up is so average is staggering.

    I guess they will have the potential of those agents who have chosen to work with them and paid for the association, but for most agents who refused to sign up to a set up that had flagrantly allowed the potential clients it had to be bad mouthed – it cant possibly persuade those same people to do any other form of business with it. Certainly not in close to the numbers it would require. You cant both run with the fox and hunt with the hounds. IMHO

    I’m actually heartily sick of all the parasites that have evolved in the last 15 years or so and just concentrate on the fundamentals, board presence, good photography ( in house ), clean offices, effective diary control, something called the telephone, staff retention and understanding their motivations emotionally and financially….

    Review sites, honey pot websites that want a cut of the fee for sending an email yet we do all the work, fifty quid a month for a widget that does nothing more than send a re-formatted email in auto response, any portal whistle or bell above basic level, this stuff can jog on.

        I’m only going back to the dawn of broadband matey, I can fess up to 15 years before that as well, I was that skinny teenager sticking mini prints on details in the basement and hand delivering the post, dreaming of a mark 1 golf gti in lhasa green, preferably the campaign model, I got it too 😉

          Mini prints…. aaaaaah yes, those were the days ….rolls and rolls of 35mm film, waiting for them to be processed and seeing the fruits of your labour!

          Of course I remember one sunny day going out with 36 Exposure Film and rephotographing various properties, how pleased I was, great photos, back to the office, turn the camera over, flick up the winder and rewind the film back in, rewind, rewind, rewind, rewinding……. oh ffs, no Feckin film in the camera!!! Those were the days my friend! …..never did that again!

          And now now we have digital SLR’s and one can photo until you are literally fed up pouring through the images to choose your best photos!

          Happy Days with my Golf GTI, then the Agent across the road got a 16v GTi, so I got a Scirroco next time, then he got a Golf VR6 so I got a Honda Prelude 2.3….. I feel like Mary Hopkins …..all together now, singing…. “Thoooooose were the days my friend, I thought they’d never end , those were the days, oh yes those were the days…..”

    Estate Agents should remove their details from the “All Agents” site, that way it will kill off these fake review sites.

    In the last 12 months, I have had requests from business I have done businesses with begging me for a good review.

    All Agents Portal??? Don’t bother I say.

    The industry needs a non profit making portal.  Where the board are paid well to run the portal and are voted in by other Estate Agents.  Simple!!

      I just wish we could get our AA rating down to 1 star – it would be a really useful business development tool to show prospective clients what a good job we do in protecting them from the neer’do wells who post spurious dog turds on this site.
