Average house prices up 10.2% in a year, says Halifax

The average house price in July was £186,322, the Halifax has reported.

It puts annual house price inflation at 10.2% and monthly inflation at 1.4%.

The Halifax’s figure is “seasonally adjusted” to produce a “standardised average price” which is calculated using the “Halifax’s mid adjusted methodology”.

The Halifax figure for July is very close to the £188,949 reported by Nationwide for the same month, which was also seasonally adjusted.

However, Nationwide puts annual house price inflation slightly higher at 10.6%, and monthly house price inflation much lower at a barely measurable 0.1%.
