‘Homes go faster’ through online estate agents – claim

An online agency comparison website, sellingup, says that vendors can sell more quickly through online agents “and still get a great price”.

The piece initially cited research by Which?

The article said: “In fact, according to research by Which? properties sell on average faster through an online estate agent than a traditional agent, thanks largely to the technology they use to streamline the process.”

We asked the site’s founder, Oliver Lewis, about the reference to Which?

This reference was temporarily withdrawn but Lewis this morning said that the reference was correct. An article published by Which? http://www.which.co.uk/money/mortgages-and-property/home-movers/guides/selling-a-house/online-estate-agents says: “Properties sold through online agents sold, on average, 38 days faster than traditional agents.”

The sellingup site has a league table of nine online agents based on Trustpilot reviews, headed by esale in first place. The others, in descending order, are: sellmyhome, settled, YOPA, emoov, Griffin Residential, turtle homes, tepilo, and house simple.

The table does not include Purplebricks although Purplebricks’s reviews are on the site.

    Another example of the “call centre brigade” making wildly inaccurate / misleading or false statements because they know the worst that will happen is another slap on the wrist from ASA, I wonder?

    at what cost to the seller?

    One of our vendors had been on the market with a well known call centre agent, had been under offer at £5k below asking price until the buyer withdrew.

    Weve taken it on and sold in 5 days at £10k over asking price! That’s £15k better off, it’s just a shame that the list only/call centre agent gets paid either way as I don’t personally think they deserve a penny for the lack of effort they’ve put in.

    Please can someone give Oliver Lewis some research:

    Even traditional agents use the tinternet these days.

    The distinction should be FSBO/cheap/budget VS No Sale No Fee – which in no sale instances makes upfront fixed fee agents very expensive.

    Budget agents also lack the fee to do little more than just list on rightmove and zippy

    Someone needs to explain to these people that there is a difference between agreeing a sale and completing a sale. Can we see a completions league table please? …….. probably not!

    The online ‘listers’ will say whatever they can to justify their position, and deceive customers into paying and using them.

    The very nature of the business proposition is to try and make as much money for the owners for the least amount of work. Unfortunately to do that they have to ridicule and destroy the offerings of ‘full service agents’ to gain the market share they need to make profit.

    This is no longer a spat, it is a propaganda war. If you value the future of your independent business, think seriously about forming a ‘co-operative collective’ of independent agents which has the size and scope to promote what we do, and stand up for ourselves. Just 5% of us aligning could make all the difference.

    We currently hold all the cards, buts let’s not risk going the same way as small independent book shops did in the rise of amazon, just because of a misleading propaganda war that none of the industry bodies or regulators are interested in addressing.

    Properties sold through online agents sold, on average, 38 days faster than traditional agents. Furthermore, where 19% of properties sold by traditional agents were reduced by 5% or more, that figure was 13% for online-only agents.

    Considering High Street agents are also on-line agents and with an open door for customers to use, how can no door be quicker and  particularly for those that do not use the internet? Its all lies?
