easyProperty expands into lettings with two new packages to tempt landlords

Hybrid agent easyProperty is expanding into lettings.

The new service, which launched yesterday, has two new packages: easy Let and easy Let Plus.

easy Let is a self-serve model that allows a landlord to take the lead to find a tenant for their property. Costing £99 including VAT, landlords will have an advert on Rightmove and the use  of easyProperty’s dashboard to manage enquiries, viewings and offers.

Landlords have the option to upgrade to the easy Let Plus tenant-find service, where prices range from £399 to £499 including VAT, dependent on postcode.

With this option, landlords will be visited by their local property professional to discuss the marketing of the property to find a tenant at the best price. It also includes professional advert creation, including floorplans, photos and property description, a To Let board, a tenancy agreement and deposit protection scheme registration.

It also includes two references checks and ‘right to rent’ checks on the tenants.

The new options also offer landlords the option to upgrade to the core brand of the licensee – generally, a Fine & Country or Guild agent – although easyProperty licences are now being offered to other agents.

easyProperty head of operations Adam Day said: “We have been planning our expansion into lettings for some time, and it is very exciting to launch our new range of packages to help landlords.

“I am confident that this will give landlords more freedom to choose how much work they want to do to attract the right tenant and how much they want to leave to professionals.

“It is also going to hugely benefit our licensees as they generate new lettings business both for easyProperty and their core brand.”

Interesting they are not going down the property management route, for me that would be the money maker, but potentially more cost.

I wonder if any of these onliners will try expanding into profit one day

    Cheap is, cheap does!

Why is everything all about the race to become the cheapest?

With gdpr fast approaching and changes in hmo legislation, watch out for the courts being clogged up with landlords who all saved a few bob by using a budget agent!

Looks like you are not aware of Openrent/Upad etc… OpenRent dose all sort of thing from £49 and they are one of the biggest UK letting agent.

It’s not the matter of cheap …it what service a client want.

So Rightmove are allowing this platform to allow landlords to use EP as a private landlords site???

    Thats against their rules.

    RM are horrendous.

EP are also horrendous – surely this is designed to inadvertently damage their subscribing agents!!!

Leave now subscribers and run as fast as you can from this, it will only suck you into the mire, surely.

Rightmove already allows its customers to break its own rules – just see OpenRent – where no one goes to see the property and the potential for scams is HUGE

I don’t understand why agents hate Rightmove/Zoopla. End of the day you generate your bread and butter with an extra portion from Rightmove and Zoopla.
Upad/OpenRent/ plus many more doing this from last few years. Looks like you are not aware of it.

The real work is in the management, not the letting, this is where we earn our money.  I see no end of tenant find only landlords getting in a complete mess with their tenants that in some cases is such a disaster that they end up selling, swearing to never let again.  we protect the landlord from the tenant.  We are the people who defend the landlord to the point of verbal abuse and being threatened.  We have tenants in the office shouting and threatening because their will be deductions from their deposit because of how they left the house.  We are the punching bag for tenants and landlords with maintenance issues.  Try telling a tenant that a plumber has to order parts for their boiler.  Then tell a landlord the price of parts, who then says stop the order and shop around for cheaper parts.  Then tell the tenant its going to be a few more days and so on and so forth.

This all sounds very familiar here too.

They’ve done lettings before. One of our landlords went to them as they were cheap then came crawling back when they realised it was cheap and nasty, not cheap and cheerful.

We may be watching one of the biggest value destructions ever made in the sector.

After EasyProperty managed to take £25M of investors money, and generate on the first year £800K (and £12M loss!), it seems that the Guild now realises how poor was their decision to jump on board this sinking ship.

The holes in their lettings are so wide and deep, that I am willing to put my reputation on the line that within 6 months they are going to either pull out of lettings or increase their prices by >100%.

Sales and lettings are not ‘easy’.

Why would any Guild agent wish to undermine their own brand with an additional offer that contradicts the message and benefits of profitable full-service agency?

To date, easyproperty and the like have found making a real profit anything but……easy!

Yet another breach of terms with RM. Agents do know they can claim against RightMove for breach of contract! Just tell the local RM rep and see the colour drain.

I am amazed they have the confidence to broadcast they have support from Rightmove – this is a clear breach of Rightmove’s T and Cs that we as agents act as intermediaries.

Rightmove need to be very careful not to disenfranchise agents as their main source of revenue.  A lot can change quickly in the digital game, and we as agents who have stuck to our guns and offered a great service for a fee will be the biggest player in a few years while Easy Yopa Purple fade into a choice only the cheap fringes make despite all their protestations about what they would do to the industry.
