    Looking to expand into commercial lettings.

    Is there much different to residential or is it the same process?

    Do you offer tenant find and managed?

    Hi,

    We do some commercial lettings, but its a step  up from residential, leases are very much tailored to each property, lots of differing terms for each deal, who insures and how, repairs, maintainance etc, these tend to be very much a solicitors thing, the only time its not is with some of the smaller high turnover shops and offices where a standard lease can be used, or even a licence to occupy (think nail bar and ppi call centre for these). You sometimes need to take a view on the tenants, its great to have them tied into a 5 year lease but are they likely to have any money if they fail after 3?

    Most commerical stuff is let only.

    There is a market for better commerical work, certainly where we are, you are lucky if you have one photo on a listing..

    There is a large gap in the market here so worth exploring.

    So i am guessing if a larger premises with a proper tenant its more like sales, put into the hands of solicitors to draw up a lease?

    Otherwise standard lease like residential.

    What do you charge for tenant find, one months rent?

    mostly one months rent for tenant find, indeed the larger stuff gets sent to lawyers to deal with (good ones though), for smaller stuff there are standard leases, a couple of pages long..
