Agent queries 60-picture limit on portal imposed by software provider

An agent has queried a cap on the number of pictures that can by displayed on Rightmove by Jupix users.

Bill Rockett said that the limit of 60 is a problem for those marketing larger properties, and that Rightmove itself allows up to 999.

Rockett, of Rockett Home Rentals, in Newcastle-under-Lyme, says some landlords of very upmarket properties expect the listings to show as much as possible.

His firm is currently marketing a number of high-end properties where he says the 60-image cap is causing problems.

For example, there is this luxurious seven-bedroom property in south Cheshire:https://rocketthomerentals.com/property/7-bed-house-to-rent-in-south-cheshire-cw5/102750002643

On the agent’s own website it is displayed with 98 photographs.

Rockett said: “As a paying customer I think I should be able to decide how many photographs I want to upload. Jupix are only the conduit. If anything you would expect Rightmove to impose a cap.

“As agents we need to go to the nth degree to really show off a property as well as the grounds and surrounding areas.”

We asked ZPG brand Jupix about the cap.

A spokesperson told us: “The 60-image limit was based on the standard software to portal feed used at the time of implementation in Jupix and was considered to be a reasonable amount.

“This hasn’t been raised as a concern by our customers previously and reviewing our data less than 0.1% of properties would be affected.

“We continue to welcome feedback on this point, as we do with our other product features, as we strive to provide the most useful solutions to our partners.

“We endeavour to prioritise software updates based on what is most important to our partners.”

60 photos? Who would want to put this amount up anyway, i would imagine many “buyers” getting bored looking through this amount, reducing the amount of interest in the property. One Rightmove rep told me a few years ago that the optimum number was 14

Need more than 60 photos? Ludicrous.  What are you selling, The Palace of Versailles?

What a bummer; this must really limit your ability to sell the property. Oh well, people will just need to actually view the property, maybe that might help.

    Best I can offer, sorry.

“As agents we need to go to the nth degree…….”

This may sound a bit too radical but how about picking up the phone and actually talking to someone.  If a picture speaks a thousand words, I bet one phone call is less than 60,000!

Only 60? Sometimes I think we provide much too much information these days.

Anyone remember when we used to stick one picture on a master set of details and photocopy from that.

I wonder how we managed to sell anythning 😉 😉

Totally…pre internet days…couple of images in whatever paper, 4 bullet points, asking price… people simply phoned the office to arrange viewings…

I’d suggest a well produced video would be a lot more beneficial to prospective purchasers than that many photos!

There are a number of exactly repeated photos in the 98. And lots which are taken about a foot to the side of the previous one. Pointless. Footballers pad I would guess. Reminds me of the person who asked why I wasn’t going to take a photo of the toilet/separate WC (“the other agent did”)…”Is that the other agent who didn’t sell it?”.
It’s probably just jealousy that I haven’t got £300,000 to spend on rent a year

Beyond the Lounge, kitchen, Dining and Formals, Hall, Cinema, Pool, some Beds, a Bog or 2, Loft and a clutch of externals…as stunning as this unit is 60 images are not necessary.

Far too many of the same room albeit different angles…why not leave some surprises for your prospects….a simple hook in your blurb about “Additional beautifully appointed rooms” (not shown)… stirs the mind… leave plenty for the imagination..
