Estate agency regulator reveals firms struck off

The National Trading Standards Estate Agency Enforcement Team at Powys Council has given Eye the names of agents it has warned or banned.

Powys took over the responsibility as regulator from the Office of Fair Trading on April 1, 2014.

It inherited eight cases that were in the pipeline but also went on to handle cases of its own.

Its latest case was on November 10 when it issued a warning to Britannia Property Services, in Birmingham; and to Leila Amjadi, also of Birmingham, and Saeema Anwar Butt, again of Birmingham.

In August it prohibited Darren Aston, of Worcestershire, and in September prohibited James Priestley, of Bradford.

As an earlier story on Eye revealed, some cases are under appeal, while the team has a number of pending cases on the go, including a major investigation

The list of completed cases was issued to Eye yesterday after we repeatedly requested the information. The website does not yet appear to have been updated and there is no information as to why agents have been warned or banned.

    Yes… referred by The Competition and Markets Authority I think they told you.

    The SAME Authority that a certain Mr Quirk is alleged to have lodged a complaint with relating to a certain portal launching next Monday.

    Or am I putting 2 and 2 together and making big numbers?

    Last year, I went to Birmingham as an Erasmus student. And I rented a room in a flatshare belonging to LEILA AMJADI [ 69 Kitchener Road, B297QE, Selly Park] in September 2015. People should be careful about her because she has stolen my deposit return and she refuses categorically to speak with me, either by phone ( sms & phonecalls) or e-mail, 2 months after my departure on December 2015. She is now disgusting to me!!!!!

      This happened to me and two friends more two. We are having issues with her, she is reticent to return us the deposit and she is searching for ridiculous excuses to not return it to us, a 500 pounds deposit each one. She says things like “The kitchen is so dirty, I am going to disscount you it from your deposit”. Becareful with her and if you can, don´t be her tenant. Laila Amjadi is working ilegally and she doesn´t has the license to work as a landlord. we were at Oak Tree Ln 42 (Selly oak). We stayed in that house from 16th june until 25th August of 2016.

          The same thing happened to me and my friends that lived in various properties of Leila across the Selly Oak area. She has not given any of our deposits back and it is impossible to get in touch with her as she has changed her number. I believe she is no longer allowed to rent out properties so if she is still your landlord she is doing so illegally. If you know anyone that is currently her tenant I would advise you to tell them to find alternative accommodation. She is rude and very intimidating. She does not know how to treat any of her tenants right. Everybody should know that Leila Amjadi who also goes by the name of ‘Sabrina’ is a fraud and to stay away from her and her properties. She has robbed us of our money and no doubt has done the same to others. We stayed at 69 Kitchener road in Selly Oak. I know she also has 38 Exeter Road, 838 Pershore road, 118 Dawlish road, 1114 Pershore rd, 1116 Pershore rd, 456 Gillot road.

    I have been a tenant of Leilas for around 12 months now and have never had an issue. Every time we have an issue it is usually fixed fast and she is always approachable. I have seen the state some previous people have left their rooms (I remember one girl inparticular smashed up her bed with a hammer), and then expected a deposit back. If you don’t respect the property, you won’t get your deposit returned- it’s common sense really. There’s 2 sides to every story- in my experience she has been decent! Shocked reading these comments.

    I have rented from Leila for 3 years and she is fab. My flat is lovely and she always fixes problems when I ask (usually my dryer!). My friend also lived at another property of hers, she didn’t have any issues getting her deposit refunded.

    I find it appalling that Ms Leila Amjadi does not have the time or decency to respond to her tenants, but apparently has the time to make multiple accounts on this website and leave horrendously fake reviews. Three similar positive reviews all posted the same day, all with spammy usernames, within the space of 49 minutes, on a webpage that has been inactive for ages, not long after Amjadi  (LAMJ74) herself commented on this thread? Not very convincing.

    I had Amjadi as a landlady for 12 months, it was an extremely stressful experience and I recommend that no one rents her properties. Even after confirming that the house was in a better condition than when we began renting it, she began ignoring all contact with us and refused to pay back our deposits. She also makes ridiculous excuses for not fulfilling basic requests (handing keys on time, fixing major house issues). Amjadi also had a rather annoying (and illegal) habit of suddenly appearing mid-day and letting herself into the property without notifying any tenants, as well as handing out the keys to third-parties (house viewers etc) who would also appear unexpectantly.  Awful experience.

      Its disgraceful to hear all this about someone I use to call a friend till she robbed me for a bit more than 500 pounds.

      What happened leila? Was it worth parting for your friends and self respect for a few pounds?

    She is absolute scum.  I hope she gets what is coming to her. She preyed on students and mainly international students who weren’t aware of how the law worked in this country and systematically scammed people.  The below case happened on the 18/04/18:

    Leila Amjadi aka Leila Aliaj is still trading (The Property Hub in Birmingham) and is ripping off students.   Her mobile has been disconnected and the only time she rang me she withheld her number and said her name was “Sarah Conner”.  She uses delaying tactics in order to hold deposits and has not replied to emails or rang me back. Avoid this woman and The Property Hub. I would hate anyone to go through what we’ve been through.  If you have had any recent dealings with this lady or company please let me know.
