Welcome to “Landlords’ Barometer #6” – trending topics for landlords and agents. I’ve had a busy week editing all the footage from the NALS Conference (http://www.nalscheme.co.uk/blog/post/2014/11/18/NALS-Conference-Highlights-2014.aspx), but Property Tribes forum keeps on buzzing and up-dating with conversations every few minutes! Here are some of them:

1. Starting up as a lettings or estate agent

The cross-over between landlords becoming lettings agents and lettings agents becoming landlords is quite common. There are obvious advantages to understanding both sides of the coin. This discussion is all about whether, when starting out, to “go it alone” or go down the franchise route.

It’s interesting to read landlords’ perceptions of what it takes to be a lettings agent.

Please join the discussion and have your say. The discussion would benefit from actual lettings agents who have experienced either route and will also help educate landlords as to the excellent value for money that professional lettings agents represent, when taken in the context that you protect someone’s greatest asset.

2. My Essential Property Book List – Steve Bolton

We’ve an ongoing and popular feature on Property Tribes where we ask notable property people to share their top 5 favourite property or business books. We do this because we believe that reading and getting multiple inputs is one of the best ways to learn and grow as a business person.

This week, fresh from his well-received appearances at NALS and Brian Tracy Conferences, Steve Bolton shares five of the books that changed his life.

Before Christmas, we’ll be publishing the “Property Tribes Top 100 books”.

Over the holidays, I like to take time to read as many books as possible that I feel will help re-energise me for the new year and get my brain sparking with fresh ideas. Someone once said to me that a book was the best gift you could give, so why not give someone you love and respect a book, or treat yourself to a few?!

3. Immigration Act / ‘Right to Rent’

Following the furore at the NALS Conference about this impending legislation, we have published a video of a workshop presented by specialist property lawyer David Smith of Anthony Gold Solicitors.

The video is just shy of an hour long but it addresses the Immigration Act 2014 and ‘Right to Rent’ legislation from a letting agent and landlord point of view. Sit down with a cuppa and listen carefully.

This video will leave you with a clear understanding of your obligations and is a helpful – and free – aid to understanding the implications of this new legislation.
